Bringing a property under management shouldn't feel like signing your life away. Here's exactly how an engagement with QX Properties unfolds — from first contact to ongoing oversight.
An initial conversation
We start with a free, no-obligation chat — usually 20–30 minutes by phone or video. You walk us through the property, the current situation (tenanted, void, mid-refurb, just bought), and what you actually want from a managing partner. No pressure, no hard sell.
Property assessment
If we're a good fit, we visit the property in person. We document its condition, photograph each room, review existing certificates (gas, electrical, EPC, deposit), and flag anything that needs attention before — or alongside — taking it on.
Scope and fees in writing
You receive a written proposal: which services apply, the monthly management fee, project fees if relevant, and any recommended remedial work with indicative costs. Plain English. No fine print surprises.
Handover and setup
Once you're happy, we sign a management agreement, take a copy of keys, and load your property into our systems. Tenants (if any) are introduced to us as the new contact. Compliance dates, deposit details and contractor instructions are all set up before we go live.
Day-to-day running
From here, we handle tenant queries, repairs, inspections and compliance renewals. You get a monthly statement, photo reports after inspections, and a heads-up before anything material happens — not afterwards.
Refurbishments, when needed
When a void appears or you decide to upgrade, projects are scoped and run separately — with their own programme, budget and weekly progress updates. You always sign off the spec and budget before works start.
Annual review
Once a year we sit down — properly — and review performance: rent vs market, condition, planned works, compliance status, and whether anything about the arrangement should change. The property and your goals don't stand still, so neither does the plan.
